Maintenance Responsibility

According to the FRHA Bylaws and Declaration of Covenants the ownership of the maintenance items for your specific unit either fall under Association or Homeowner responsibility.  Below is a list of specific examples to clarify any confusion.

Association Responsibility

The Association is reponsible for the normal maintenance of the Common Property.  In addition the Association has the right but not obligation to maintain property not owned by the Assocation where the maintenance would be beneficial to the Owners.


This includes but is not limited to the following:

  • Siding
  • Roofs
  • Driveways
  • Pump Station
  • Mailboxes
  • Skylights
  • Forest Run Road

Homeowner Responsibility

The Homeowner is reponsible for the normal maintenance of all elements within their Limited Common Property allocated solely to their unit.


This includes but is not limited to the following:

  • Shutters
  • Awnings
  • Window Boxes
  • Doorsteps
  • Decks
  • Porches
  • Patios
  • Exterior doors and windows
